Relief To Nairobi Landlords After Governor Sakaja’s 15-Day Extension Notice

On Wednesday, April 2, Nairobi County Governor Johnson Sakaja imposed a 15-day deadline for residents to pay their land rates.

Sakaja stated in the notice that the revised deadline was established for April 15, rather than the regular March 31, which expired two days ago.

“Good news, Nairobi! The land rate payment deadline has been extended to April 15, 2025. Pay today, no penalties!” the notice read.

He also urged residents to take advantage of the opportunity to pay up their outstanding debts without incurring any fines.

“Pay online by dialling #647# or visit any of our customer service centers,” he added.

The deadline for land rate payments in Nairobi is March 31 each year, and failing to pay by this date results in a 3% monthly interest charge on the unpaid sum.

According to the Nairobi City County Government Finance Act 2022, landowners must pay land rates equal to 0.115 percent of their land’s assessed value.  

Sakaja announced increased land rates for Nairobi county landowners in a gazette notice in late 2024, with implementation beginning on January 1.

“In exercise of the power conferred by Section 15(1) of the Rating Act (Cap. 267) and Section 18 of the Valuation for Rating Act (Cap. 266), notice is given to the general public that land rates levied by the Nairobi City County Government for the year 2025 shall become due on the 1st of January 2025,” the notice by Mbogo read in part.

Under the revised rates, landowners with less than 0.1 hectares would pay Ksh2,560 per year, while those with 0.1 to 0.2 hectares would pay Ksh3,200.

Landowners of 0.2 to 0.4 hectares would pay Ksh4,000 per year, while those with more than 0.4 hectares would pay Ksh4,800 per year.

Residential, commercial, agricultural, and all private and public valuation property/plot owners in the county would pay the rate of 0.115 per cent of the land’s value per year.

If the new rates are lower than the 2022 rates, landlords will have to pay the 2022 rates.
